Floor Stripping & Waxing Services in Menifee, CA
Temecula Cleaning Services strips and waxes commercial hard floors in Menifee, CA and across Riverside County. The old finish is removed down to the tile, the floor is neutralized and sealed, and new wax coats are applied and burnished. Worked after hours so the building trades normally. Call (951) 775-1658.
What Stripping and Waxing Actually Is
Two separate jobs that are usually sold as one.
Stripping removes every layer of old finish from the floor. Over the years a floor accumulates wax coats, and the lower ones trap dirt and go yellow. Buffing a floor in that state polishes the dirt rather than removing it. Stripper is applied, left to soften the finish, and the slurry is machine scrubbed and extracted off.
Waxing is what goes back on: a sealer coat that bonds to the tile, then several coats of finish, each left to cure before the next. The number of coats depends on the floor and the traffic, and the final surface is burnished to bring up the gloss.
Floors We Work On
VCT, which is the most common commercial tile and the one most often stripped and waxed. Vinyl sheet and plank. Linoleum, which needs a different chemistry and is often damaged by crews who treat it as vinyl. Sealed concrete, terrazzo and some stone, all of which are finished rather than waxed in the usual sense.
If you are not sure what your floor is, we will identify it on the walkthrough. Getting it wrong is how floors get ruined.
Keeping the Finish Longer
Entrance matting does more for a floor finish than anything else. Most of what wears a floor arrives on shoes, and matting that actually captures grit at the door extends a finish by months.
After that it is regular cleaning with a neutral floor cleaner rather than anything aggressive, and periodic burnishing between strip cycles. If the floor is also slippery when wet, anti slip floor coating is a separate treatment worth discussing at the same time.

When a Floor Needs It
- The traffic lanes are visibly duller than the edges of the room
- The floor has gone yellow or amber, particularly in corners
- Buffing no longer brings up a shine
- Black scuffs are no longer coming out
- The finish is flaking or powdering in places
- You can see the tile pattern through worn patches
A floor on a reasonable maintenance schedule needs stripping every twelve to twenty four months. Heavy traffic areas such as clinic entrances and retail aisles are at the shorter end, private offices at the longer end.
How the Job Runs
- Clear and protect. Furniture moved, baseboards and fixtures masked where needed.
- Strip. Stripper applied in sections, left to dwell, machine scrubbed and the slurry extracted.
- Rinse and neutralize. This step is skipped by people cutting corners and it is the reason new finish fails. Residual stripper left on the floor stops the sealer bonding.
- Seal. A sealer coat applied and left to cure.
- Finish. Multiple wax coats, each cured before the next goes down.
- Burnish. The final surface polished to the gloss level you want.
Most jobs run overnight or across a weekend. The floor needs to stay clear while the coats cure, so the scheduling conversation happens before the quote rather than after.
